Your property will be advertised on all major portals including Rightmove and Zoopla, ensuring it reaches all prospective tenants. Our dedicated team will conduct professional photography, create your advert and market your property. What does the management of LDM Properties include?LDM Properties 的管理服务包括哪些内容？

Our property management is hassle-free and completely compliant. After your property has been marketed and advertised, we will provide an inventory and check out reports, all legal certificates and paperwork and extensive checks including referencing and Right to Rent. What if the tenant damages the property?如果租户损坏了房产怎么办？

Should your property be returned and funds are required for dilapidation’s, we will try to negotiate this with the tenants. In instances where tenants do not agree to any deductions from the deposit, we will escalate the case to an independent adjudicator at the Deposit Protection Service and provide all relevant information on your behalf.如果您的房产被退回且需要资金进行修缮，我们将尝试与租户协商解决。若租户不同意从押金中扣除相关费用，我们会将案件提交给Deposit Protection Service 的独立裁决员，并代表您提供所有相关信息。

What do I legally need to provide?根据法律规定我需要提供什么？

To advertise the property by UK Law you will be required to have an Energy Performance Certificate above a Grade E, a passed Gas Safety Certificate and a passed Electrical Installation Condition Report.根据英国法律，推广房产需要持有 E 级以上（含 E 级）的Energy Performance Certificate、已通过的Gas Safety Certificate以及已通过的Electrical Installation Condition Report。

How do I pay tax on my property?我如何为房产纳税？

We can complete a NRL1 form for non-resident landlords to submit their self-assessment tax return annually.
